Riyadh projects typically combine a large operational floor with a smaller number of highly finished spaces — executive offices, boardrooms, reception and client-facing meeting rooms. That mix determines how the furniture package should be structured.

Open floors are usually workstation-led and driven by efficiency: how many staff positions fit on the plate, how power and data are distributed, and how quickly a phased handover can be achieved. Executive and client-facing areas are driven by finish and detailing, where the specification is judged on sight.

Typical procurement process

Most Riyadh projects reach us at one of three points: at design stage with a specification but no final BOQ, at tender stage with a full BOQ issued for pricing, or after award with an urgent handover date.

The process we use is the same in each case, although the starting document differs. Where only a specification exists, we price against the stated materials and finishes. Where a BOQ exists, we return a line-by-line response so it can be compared against other suppliers directly.

We normally ask for the architectural layout and the power/data drawing before quoting, so that screen positions, cable trays and floor box locations are priced rather than assumed. Furniture normally moves by sea to a Saudi port and then by road to site, or by air where the programme requires it and the value supports it. Delivery to site depends on site readiness, available unloading equipment and working hours, which vary by development.

We plan packing before production, not after it. Knock-down packing for workstations and sectional crating for reception joinery are decided at order stage because they affect container utilisation, unloading and the number of site movements required.
